I can't believe I'm the 1st to post the 3 things I would like to do in my business...

1. Talk to people all day long...imagine that!
2. Negotiate contracts
3. Go to closings.

Now I just need to find someone else to do all the other stuff like
write the pan notes.

1.  Generate internet leads and make the phone ring..
2.  Have a great conversation with clients and gain trust.
3.  Delegate the actual work to others...

Things I am not good at....
MLS, I really need to learn how to use this system one day.
Showing clients.... A Porsche is not an ideal buyers agent car...
Paperwork... I hate getting papercuts...

There you have it.... I think I just wrote out a job description for my next assistant...

I broke it down like this:

I am the best in the world at:

1)  consulting in a first meeting
2)  speaking to leads in a first conversation
3)  creating new marketing systems and building the business structure

I enjoy these things the most:

1)  writing and creating content
2)  meeting people and helping set up their plan
3)  working on projects to grow the business

The biggest money making activities in my business are - getting leads, getting appointments... contracts... closings... referrals... the bankable results.

So really, if I had to do one thing that would have the biggest impact, it's meeting people face to face for an initial consultation.

Followed by speaking to leads and working on projects behind the scenes.

Chuck, I LOVE IC's (initial consults)!  But...then...I'm done.  I want to do IC's and "refer em' into my system," and let the system do the rest.

I love Listing Appointments. I run 98% appointments to (7%) or higher listing contracts. My perfect day(s) would be to come into the office, grab my appointment schedule and go out all day on listing appointments. I dislike having people waste my time ( I'm not in the risk business my clients are), chasing people, working with "wishie washie" people or scrubbing maybe someday sometime clients (everyone will someday sometime buy something), showing buyers, email prospecting (conversations), IC's, phone follow-up, weekly listing updates/price reductions and playing the "game" of real estate, you know, everything but going on appointments, negotiating contracts, and closing. I love working with smart, honest, knowledgeable serious clients who know what they want, are serious, and want the best most professional help in successfully getting it.
